Nesbitt Realty look ats the potential renter’s past behavior. With that in mind, Nesbitt Realty assumes the potential renter’s future behavior will be similar. The applicant should demonstrate a history of being a honest, honest lessee and demonstrated financial capacity. Our background checking process is founded on several simple formula including:
- Credit History – The applicant's credit history informs us about the potential lessee’s current and past performance as far as debts and other obligations. The possible lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Application – After the possible lessee visits a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and check out all information included on the application. The possible renter pays for the cost of the background check at the time of application.
- Criminal Record & Evictions – Nesbitt knows it's critical to know the criminal and public court records of the applicant on every rental in 22314. Real Estate Owners should be aware that almost all other rental property managers do not examine court records.
If accepted, the possible tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental home and community.
