The applicant should demonstrate a history of being a solid, solid lessee while at the same time demonstrated financial capacity. Our background checking process is founded on several basic tactics including:
- Criminal Record & Evictions – Nesbitt Realty sees it's vital to know the criminal and public court records of the prospective renter on every rental in 22204. Investors should be aware that most other rental management companys do not look at court records.
- Income Verification – Nesbitt Realty investigates job title, salary, prospects for continued employment and job status. Depending upon the prospective tenant's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
- Application – After the applicant views a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and investigate all information included on the application. The applicant pays for the cost of the background check at the time of application.
If accepted, the possible lessee’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental home and community.
