Checking out applicants is one of the most crucial responsibilities of the successful property management of a rental property in Northern Virginia.
Nesbitt scrutinizes the applicant’s past behavior. With that in mind, our team assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a stable, trustworthy renter while possessing the financial capacity to handle the rent. Our background checking process is founded on several basic tactics including:
- Credit History – The potential renter's credit history informs us about the potential renter’s current and past performance in scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Criminal Record & Evictions – Our small operation sees it's critical to know the criminal and public court records of the potential tenant on every rental property in 22102. Landlords should be aware that most other rental property managers do not examine court records.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
