Nesbitt Realty examines the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the potential lessee’s future behavior will be similar. The applicant should demonstrate a history of being a solid, solid renter while meeting your financial criteria. Our background checking process is founded on several basic tactics including:

  • Application – After the applicant views a rental unit, the agent takes an application. The application is accompanied by supporting documentation so that our team can verify and look at all information included on the application. The prospective renter pays for the cost of the background check at the time of application.
  • Credit History – The applicant's credit history informs us about the potential tenant’s current and past performance as far as debts and other obligations. The prospective lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Income Verification – Our local brokerage checks and confirms job status, salary, job title and prospects for continued employment. Depending upon the potential tenant's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.

If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
